Real Estate Photoshoot Checklist

The camera doesn’t lie and neither does it miss dust, dirt, and clutter! A great photographer a clean and neat home combine to create stunning images that sell homes. Statistics show that 89 percent of homebuyers viewing homes on the internet found photos to be among the most useful features of a listing. Don’t let clutter, cobwebs, or an unkempt yard distract buyers from considering your home. 

As the realtor, you often play a large role in helping homeowners prepare the home for the photoshoot. The photographer’s goal is to focus on the composing of great photos, not cleaning. If I need to clean a spot, remove a cobweb, or install a light bulb I’m willing to do it! But my time is better spent on composing and photographing the home.

Exterior Prep

Lawn mower

Yard/Lawn

  • Remove any distracting items in yard or driveway
    • Toys
    • Bikes
    • Cars
    • Construction materials
    • Trash cans
    • Hoses, cords, etc.
  • Trim bushes and shrubbery, add fresh mulch to flower beds
  • Mow the lawn

House

  • Power wash siding
  • Clean windows and doors
  • Remove cobwebs

Interior Prep

Group of cleaning items

Living areas and Bedrooms

  • Vacuum, sweep, clean or wax floors
  • Clean windows
  • Remove cobwebs from windows, doors, fixtures
  • Dust surfaces
  • Lower blinds and open to allow sunlight in
  • Remove personal items, toys, kitchenware, clothing, etc.
  • Replace dead light bulbs and turn all lights on
  • Turn ceiling fans off
  • Make beds using clean sheets and blankets

Kitchen

  • Vacuum, sweep, clean or wax floors
  • Clean all surfaces
  • Empty sink, remove sponges, soaps, etc.
  • Remove items from refrigerator
  • Replace dead light bulbs, turn on all lights
  • Close all cabinet doors tightly

Bathrooms

  • Vacuum, sweep, clean or wax floors
  • Clean all surfaces, mirror, vanity, toilet, shower/tub
  • Remove personal items, soaps, toilet paper, etc.
  • Install a new shower curtain or remove it
  • Replace dead light bulbs, turn on all lights
